What We Offer

  • Landscape and Visual Effects Assessments are often required for rural and coastal subdivision applications in Kaipara. This assessment is submitted alongside your resource consent application, and aims to ensure your proposed development is designed in a way that is sympathetic to the landscape, and consistent with the existing character of the surrounding area.

  • If your subdivision included landscape planting for screening, mitigation, and amenity enhancement, you’ll likely require a LPMP as a s223 condition of your resource consent. We can prepare these reports, and organise sign offs with Council directly.

  • If your subdivision required building and landscape design controls e.g. building colours and reflectivity, building height restrictions, or building bulk and location requirements, you will often need a Design Statement prepared by a qualified Landscape Architect to confirm your proposed building complies with the design controls registered to your title. We prepare these design statements that your Architect can submit with the building consent application.

  • If your subdivision included landscape planting for screening, mitigation, and amenity enhancement, you’ll likely require a LPMP as a s223 condition of your resource consent. If so, you will also need a Planting Completion Report under s224c to confirm the physical planting works completed on site are consistent with the approved plans, and LPMP. We prepare and organise sign offs with Council directly.

  • Design Guidelines are becoming increasingly sought after in rural and coastal areas. Design Guidelines are often prepared alongside an LVA as a form of mitigation for adverse effects that may be generated by your proposed development. These may including building colour and reflectivity controls, building height, bulk, and location controls, and landscaping requirements to ensure your development blends into the landscape.

  • We provide landscape plans for subdivision projects, generally in the form of screen planting to mitigate visual effects of a development.

We offer a range of landscape consultancy services to assist with subdivision resource consent applications, and post consent documentation.

Hi, I’m Caitlin

A Landscape Architect based in Mangawhai, Northland with over 6 years experience in subdivision and land development.

Originally growing up on a rural lifestyle block in Whangarei, and spending every summer at our family bach in Tutukaka, I spent most of my time exploring the outdoors so it’s no surprise I ended up here!

In 2016, I made the move to Wellington to study a Bachelor or Architectural Studies majoring in Landscape Architecture at Victoria University of Wellington. After graduating, I continued my studies working towards a Master of Landscape Architecture, however, with one year to go, I made the decision to cut my studies short and try find a job somewhere a bit closer to home which at the time, I thought was going to be impossible in such a small industry.

My partner Tom grew up here in Mangawhai, so it was incredibly lucky that I found a job here, and officially made the move in February 2020. I spent over 6 years working at a local land development company where I have worked on many subdivisions; mostly in Kaipara, with the occasional projects in Auckland too. I have experience in preparing Landscape and Visual Assessment, Landscape Planting and Management Plans, and Planting Completion Reports among other things. I have also prepared my fair share of resource consent applications, so have a good understanding of the Kaipara District Plan, and the rules and regulations for subdivisions and land development projects.
