Landscape and Visual Effects Assessments are often required for rural and coastal subdivision applications in Kaipara. This assessment is submitted alongside your resource consent application, and aims to ensure your proposed development is designed in a way that is sympathetic to the landscape; because nobody wants to live in a home that stands out like a sore thumb!

If your subdivision included landscape planting for screening, mitigation, and amenity enhancement, you’ll likely require a LPMP as a s223 condition of your resource consent. We can prepare these reports, and organise sign offs with Council directly.

If your subdivision required building and landscape design controls e.g. building colours and reflectivity, building height restrictions, or building bulk and location requirements, you will often need a Design Statement prepared by a qualified Landscape Architect to confirm your proposed building complies with the design controls registered to your title. We prepare these design statements that your Architect can submit with the building consent application.

If your subdivision included landscape planting for screening, mitigation, and amenity enhancement, you’ll likely require a LPMP as a s223 condition of your resource consent. If so, you will also need a Planting Completion Report under s224c to confirm the physical planting works completed on site are consistent with the approved plans, and LPMP. We prepare and organise sign offs with Council directly.

Design Guidelines are becoming increasingly sought after in rural and coastal areas. Design Guidelines are often prepared alongside an LVA as a form of mitigation for adverse effects that may be generated by your proposed development. These may including building colour and reflectivity controls, building height, bulk, and location controls, and landscaping requirements to ensure your development blends into the landscape.
